Rental Application Criteria

Age and Application: All individuals 18 years of age or older residing in the apartment are required to complete an application, undergo the screening process, provide the necessary documentation and application fee. The Application fee is $50 per applicant which is non-refundable. 

Income: Applicants must have a minimum combined gross income of 3.0 times the monthly rent and should be able to provide proof of income and current employment.

Credit Report: A credit report will be obtained on all Applicants to verify credit ratings. Unfavorable accounts which will negatively influence this score include, but are not limited to: collections, charge-off, repossession, and current delinquency. Debt to a previous landlord, evictions and open bankruptcies will result in an automatic denial of the application. 

Criminal History: A criminal background check will be conducted for each Applicant and Occupant eighteen (18) years of age or older. The application will be denied for any felony conviction within the past six years prior to the application date (subject to local laws and requirements). 

Rental History:  Applicant must have satisfactory verifiable rental/mortgage payment history.

All applications submitted become the property of Madison Station Apartment Homes. We cannot guarantee any unit you have seen to be available by the time your application is approved. All rentals are on a first approved basis.
